People's construction.

Design, field supervision

2014-2020

     Housing construction cooperative "Sigma"  educated by researchers  institutes of the Siberian  branches   RAS  for construction on the territory of land plots of the RHD Foundation. Territory area  80 hectares is located two kilometers from the Novosibirsk AKADEMGORODOK, next to the recreational area. 

The population of the village "SIGMA" - 2027 inhabitants. 

We have developed a project for the development of the territory, engineering support and landscaping.

    Designed and linked two types of apartment buildings, two types of block houses,  10 types of individual houses.  

     A distinctive feature of the village  is an  organization of design and construction.

    The function of the Builder is entrusted to the Board by the meeting of shareholders of the housing cooperative, but all the main decisions - approval of projects and estimates - were taken by the general meeting of shareholders.  Each of the shareholders  (and they are ordinary poor researchers of the Siberian Branch of the Russian Academy of Sciences),  Having entered into a misalliance with a mortgage, having sold out summer cottages, garages, I wanted to build my dream house, which would be beautiful, durable, environmentally friendly, but inexpensive.  

    The various dreams of the shareholders had to be accommodated in several types of dwellings that would meet the needs of everyone. Thus  as a result of numerous discussions at general meetings and individually  with each shareholder  the types of dwellings that suit everyone have been determined. Out of 23 projects of individual houses  Shareholders selected 10. These 10 types received individual facades and some differences in planning for each of 365 houses.  

   The main concern of the architects was the stylistic unity of the entire spatial environment of the village, which  very problematic, given the wide variety of tastes  shareholders  (their family members, friends-advisers) and  Contractors' usual disregard for accuracy  execution of projects. Given the democratic discussion of all architectural solutions for this housing complex at general meetings  (the last time architectural decisions were made at meetings, according to Violl Le Duc, in Ancient Greece),  compromise in  the architecture of the village was achieved by discussions throughout the year.  There were concessions on both sides, so the architecture of the village can be called folk. Satisfies everyone.  Almost. There were 8 unsatisfied shareholders who were not inclined to compromise, the housing project for which was carried out by a third-party organization  (which lowers the market value of these houses).  

   Costs are not cheap  construction materials are compensated by the lack of  the Developer's profit.

At the present time - the completion of the facades and landscaping of the territory.  

    For the perfect match of the construction result to the design solution, continuous designer supervision was required throughout the entire construction period and a tough style of work by the HCC Management Board with the Contractors.
